The most popular of these website however is the classic real estate locator website, one which helps prospective buyers select the perfect home for themselves and their budget. However shiny and helpful these websites may look however, there are still considerations to keep in mind and some key points to remember.

One nice feature that many real estate websites offer nowadays is a payment calculator. These tools can show you your average mortgage payment based on factors such as down payments, mortgage length and interest rate. That last factor is what can cause people trouble. Most real estate websites will display the monthly mortgage payments using the lowest possible interest rate by default. The problem is that very few consumers will be eligible for that rate and thus your average monthly payment will likely be higher than what is displayed, sometimes significantly so.

Also when looking to buy real estate you need to be aware of what are known as predatory lending practices. Greatly simplified this means offering a much larger home loan than the consumer can really afford. An average rule of thumb is that on a traditional thirty year mortgage you can afford up to three times your average yearly salary. Beware of lenders who offer you mortgages of four or more times your average yearly salary, these mortgages can quickly become overwhelming and lead to serious financial and legal problems. Also remember to check with a qualified loan officer even for a mortgage at or under three times you average salary as this number is just a guideline and may not be true for everyone.
